120.5+/- ACRES OF VACANT LAND IN THE CITY OF WAUPACA TO BE OFFERED IN PARCELS: PARCEL 1: 13+/- acres of land, known as tax parcel 34 33 41 4, consisting of approx. 1.5 of cleared land, 2 acres of ag forest, and the balance undeveloped land. Property has frontage on Apple Tree Lane. PARCEL 2: 40+/- acres of land, known as tax parcel 34 33 14, being approx. 1 acre cleared, 8.5 acres of ag forest, and 30 acres undeveloped land. PARCEL 3: 27.5+/- acres of land, known as tax parcel 34 34 23 1, consisting of 17 acres of undeveloped land with some pond area, approx. 8.5 acres of cultivated land, and approx. 2 acres of ag forest. Offers will be written not subject to financing or the sale of other property, and the transaction will be closed by a title company to guarantee clear title. AUCTION NOTE: The auction will be conducted at the open field of Parcel 3. Any parcel needing an easement for ingress and egress will be given a deeded easement running along parcels 1, 2, and 3. Sales of these parcels will be subject to granting the easement if needed.
